First of all the land register extract, which shows who is registered as the owner and whether there are mortgages, easements or other encumbrances. It also matters whether the land register and the cadastre match the actual situation, and whether the building has the required permits and documents.
Ownership of real estate is acquired by registration in the land register, not by signing the contract or paying the price. That is why the contract must contain the seller's consent to registration, and the application for registration should be filed without delay.
A real estate agency acts as an intermediary in the transaction, but does not represent only your interests. An independent review of the contract and documents before signing is an additional safeguard for a decision of this importance.
The cost depends on the scope of the work and the value of the property, and is calculated under the Attorney Fee Tariff (Odvjetnička tarifa). We agree on it in advance, and I also tell you separately about the fees and taxes payable to the state.
